PRECONSTRUCTION

Great drawings are not yet a buildable home. Between design and construction sits the work of pricing, detailing, and permitting. These decide whether the finished home matches the architect’s intent.

We treat preconstruction as its own discipline. Challenging details get resolved early to protect the design. Behind the walls, every system and assembly is specified to the ARCA Standard, our benchmark well above code.

What leaves this phase is a complete set of construction documents, precise costs, and a schedule backed by firm trade commitments.

THE PRECONSTRUCTION PROCESS

01 / DESIGN COLLABORATION

01 / DESIGN COLLABORATION

Working alongside the architect, we test the design against structure, cost, and site conditions as it develops. The vision stays the architect’s. We ensure it survives the build intact.

02 / DOCUMENTATION

Luxury is decided by the detail sheet, where we work through every architectural, structural, and finish condition. Conflicts get found and resolved on paper. Nothing moves to the field until critical decisions are settled.

03 / TRADE ASSEMBLY

03 / TRADE ASSEMBLY

Each trade is priced from the complete drawings by subcontractors vetted to work at this level. Where a cost needs to come down, we bring alternatives that hold the design intent.

04 / PERMITTING AND APPROVALS

04 / PERMITTING AND APPROVALS

Coastal approvals are among the most demanding in the country. We coordinate design review, Coastal Commission, and city permitting inside the project schedule, so approvals land when the build needs them.
